The Bluffs is a small community made up of Single-Family Homes, Villas and Condominiums.  There are 38 lots in the community:  four are condominium structures, a 4-unit, 5-unit, 7-unit, and an 8- unit; 14 zero lot line villas, 1 three-family structure, and the remainder are single-family homes.  What's most unusual and exciting about our community is the fact that we have our very own walking path.  Another wonderful advantage is that we have absolutely no through streets.  The traffic in The Bluffs is limited to residents and their guests.  We have an area called the Green Space on a cul-de-sac that is like a pint-sized park that we're working on yearly to improve for our residents.  We have a master homeowners association with annual dues of $300 due the 1st of January every year.  Each condominium lot has its own sub association with their own quarterly or semi-annual dues, and the villas have their own sub associations with quarterly or semi-annual dues as well. 

Living here...it's easy to get to know your neighbors.  If you see a property that's up for sale here...you better snatch it up quickly because it won't be on the market long!
